The Challenge
A hospitality development combining guest accommodation, food and beverage outlets, back-of-house facilities and extensive landscaping. Operator requirements continued to develop well into construction, and FF&E specification was escalating cost in areas that directly affect guest experience.
Our Approach
Brickwise established a cost breakdown structure that separated base build, FF&E and operator-driven scope so the source of every movement was immediately visible. Change control was applied rigorously: each operator request was measured, priced and presented with its programme implication before instruction.
Cash flow was modelled against the construction programme and updated monthly, allowing the client to plan drawdown rather than react to it.
The Outcome
Operator-driven change was absorbed within the contingency established at feasibility. The client retained a clear view of committed cost against forecast throughout, and specification quality in guest-facing areas was protected.
