The Challenge
The client required cost certainty on a Grade A commercial office development in a rising materials market, with a fixed handover date driven by pre-let commitments. Early design proposals were tracking materially above the approved budget, and the funding package left little room for escalation.
Our Approach
Brickwise was appointed at the end of concept design. We prepared an elemental cost plan, benchmarked rates against comparable regional developments and ran a structured value engineering exercise across the facade, MEP and finishes packages. Each option was assessed for its effect on lettable area, operational cost and programme before any saving was recommended.
Through delivery we administered the contract, certified interim payments, assessed variations as they arose and maintained a live anticipated final cost forecast reported monthly to the client and its funder.
The Outcome
The scheme was brought back within the approved budget before tender without reducing the specification in tenant-facing areas. Variations were agreed as they arose rather than accumulated, and the final account was settled without recourse to formal dispute.
